Before and After Pictures!!!

I first saw this house go For Sale three years ago.  It was pretty high-priced.  I then saw it come back up a couple years later...and not sell.  Then I saw the price drop...and drop...to the point where I suggested my family check it out.

Then I checked it out for the first time on July 26.  I put an offer in.

Then on August 5 I received a text, "You bought a house!"

What had I just done?!  ha!  And that's when the wheels started spinning...fast.  My mind was always thinking about the house.  I needed a contractor.  I needed siding.  Windows.  Doors.  I needed to get rid of the landscaping.  The wheelchair ramp.  The overgrown trees.  I had my work cut out for me.

On August 12, I started working on the house.  I wouldn't officially sign papers until September 5, but I had so much work to do.  And work I did.  I had help throughout, and I couldn't have done it without the help from others, so I am thankful.

Then, October 2, I wrapped up my work.  It was now time to give keys to the property manager and wait for a tenant.  It was a short 9 1/2 weeks from first seeing the house to being tenant-ready.  That's pretty impressive.  I put in just around 3 full weeks of work at the house myself.  And she is ready.

I understand that it's a house, and anything can happen.  But I am pleased to say that I came in under budget.  And even on schedule.  That's pretty fulfilling in both regards.  This was my first major "flip" in such a short timespan, but it's gone mostly well.  I'm thrilled.

Three weeks of persistent work, sometimes labor-intensive.  Around $13,500 in repair and update expenses.  And a "brand-new" house appraised at $26,500 more than what I paid.  It was certainly work at times, but the results have paid off.  I'm thrilled with the results.  A HUGE thanks to all who helped along the way!  :)

Day 22: I'm Done. :)

I headed over to the house to finish up the last projects of mowing and getting the remaining items.  For whatever reason, I decided to try out the microwave oven lights.  They didn't work!  Agh!!!  I tested out the fan.  It didn't come on, either!!!  AGH!!!  I tore open the unit to try and figure out what was going on, but I had no success.  Dad even came over to check it out, but we had no luck.  GRR!!!  Oh well, this project is going to remain undone.  I'm hoping the tenant can see past that one!  I'll eventually have to replace the overhead microwave, but I sure want to get somebody in there first.

I also installed the mailbox numbers I purchased yesterday.  A simple fix.

After!  Don't even get me started on how the company is trying to save paper on the "1".  sigh.
I was done by 11:00 A.M.  I made another run to Menard's to return some bathtub handle covers, but I ended up getting the wrong ones...so that is a tiny project left undone.  After seeing the new ones in the store...and the ones installed in the house...I think I am just going to completely replace the entire handle instead of just the cover!  They are nowhere close to clear like they are supposed to be!!!

I also made my first payment today.  That's painful!  I think this is my first house where I had the payment due before a tenant was in there.  I sure don't like that!!!

But I am done.  It's now up to my property manager to find myself a good tenant.  Here's to hoping the sweat, hard labor, hours, frustrations, and efforts pay off!  I still receive compliments on the house, and I take pride in the work that has been done.  In the last three days, I've had three people comment on it again!  They live on the street and are just thrilled to death that I updated the home like I did.  That is certainly rewarding.

But while compliments are good, I need a rent check to cover the expenses.

Now it's time to sit back and wait.  It's pretty fun really.  Eager expectation is pretty wild!  I don't know what price the house is going to fetch!  I don't know who is going to move in!  I don't know what is or isn't going to break!  I don't know how long they will stay in the home (c'mon, six years!).  I just don't know much about anything!  And there is a certain little excitement in that!

But let's be honest...I don't need to remain excited too long.  I'm ready to start receiving the fruits of my labors.  :)

Day 21: Cleaning

I started at the house right away.  Today was deep-cleaning day!  I needed to make sure that all of the work was done by the contractor first, so I had been waiting on this day for quite some time.

I decided to start outside first.  The air was cool, and I would have to clean out here sometime today anyway.  So I watered the beautifully-growing grass, then chopped up all of the volunteer plants/trees that had already sprung up in the last month!  They grow so fast when left unattended.  I then took a magnet through the entire yard, picking up soooooooo many nails and screws.  I wasn't too thrilled about how many had been left behind (I see it as unprofessional when a contractor does not clean up his mess), but I also told myself that the project was complete, and the price was right.  So I didn't complain...I was basically doing some of the work in order to keep the price down.  It's a fair trade-off.

The GREAT news is that the contractor is 100% done.  After debating how to deal with the filthy wall mess, I just said I would take care of it myself.  I didn't want the guys back in the house trying to match paint colors, and I had been able to scrub most of it down, although it is certainly NOT pre-construction shape as promised.  But I recognized the benefit of just moving on and dealing with it myself.  So I officially paid the contractor the remaining balance today.  The remodel is officially complete!!!

I then headed inside to clean.  I also added yet another project to my to-do list.  Agh!  But it kind of involved cleaning.  I had researched how to remove the grippy bathtub stickers last week, and now I was ready to tackle them.  I was pleased to see that the sticker tops actually peeled up quickly and easily.  I then had the sticky residue left to which I sprayed on plenty of Goo-Gone.  I waited a bit, then took a putty knife to the mess.

And what a mess it was!  But one by one, those horrendously ugly and old and dirty stickers came right up.  Woo hoo!  That tub looks soooooooooo much better without them.  I'm glad I did this.

I then tackled the tops of my kitchen cabinets.  Unbeknownst to probably everyone that has walked through there (but me), the tops of the cabinets were DISGUSTING.  I had simply planned on vaccuming up the thick dust and wiping them clean.  I had NO idea what I had coming.  Basically, it wasn't really dust.  It was a caked-on compilation of dust and grease.  THICK dust and grease.  And it took me forever to clean.  I had to scrape up the mess inch-by-inch with a putty knife, and as I described it to Dad, it was basically like taking a spatula and scraping off cool grease from a pan after cooking burgers.  It was just thick and nasty...and sticky.

It was so time-consuming!  Scrape, scrape, scrape.  Wipe off sticky matter.  Scrape, scrape, scrape.  Wipe off.  Scrub with the hottest water I could find.  And I STILL had a mess.  Sigh.  I was getting nowhere fast.

I picked Dad up at noon for a Wal-Mart run and a Subway stop.  He asked me what I had left to do...

Um...

Finish cleaning the cabinets.
Sweep the entire house.
Mop the floors.
Install the dryer vent hose again (had been taken off with new siding).
Paint a one-inch strip below the front picture window (trim didn't line up).
Scrub down the walls one last time.
Replace the stickers on the mailbox.
Install a door stop on yet another door I found without one.
Kill hornet nest (found in dirt this morning...such impressive and scary creatures).
Spray the very eager ivy that is growing up again in the white rock.
Clean up the numerous tools and items from the past month.
Mow the yard.

Agh, so much to do in just 3 1/2 hours!!!

So after the Wal-Mart run, I painted below the window.  I finished cleaning up the cabinets.  Note to others:  A cleaner with bleach works WONDERS for removing this stuff!  After scrubbing off the thick gobs, it removed the rest!  I swept.  I mopped.  I installed the dryer vent.  I replaced the mailbox stickers.  And I headed over at 4:30 to pick up Dad!

I can rest assured knowing the job was done right.  It was out of sight, but NOT out of mind.

We swung by the house for the last remaining items. I sprayed the hornets.  I sprayed the ivy.  We cleaned up the tools.  And then we headed home to babysit the girls!!!  We played outside, then had a fun night watching the Wizard of Oz.

Another productive day.  Tomorrow all I plan to do is mow the yard and give the home a once-over to see if anything else needs done!  But that's it!
